3 Prioritise actions
The baseline data can help prioritise which properties need attention and what actions might be needed to meet your minimum requirements (install insulation, draught proofing, appliance replacement, glazing, fitting solar etc). At times, this may also support the keep and retrofit versus sell or knock down and rebuild decision when dwellings are only marginally viable.
Setting a minimum performance benchmark will also help inform purchase decisions when buying existing dwellings and will influence the designs when building new stock. Noting that the National Construction Code (NCC) is gradually increasing the requirements for thermal and energy performance , it makes sense to anticipate these changes when developing and updating design guidelines. Design guidelines are the type of tool that can be shared among fellow CHPs so be sure to contact CHCAN to pool resources.
Some actions require training and raising awareness of residents rather than physical changes to a dwelling. Such a program can be labour intensive, but by providing tips and tricks to help residents save energy and therefore money, there will be mutual benefits for the CHP and the tenant.
